How the Inspection Process Works

Unit Selection Rules for Multi-Family Properties
Per Denver licensing requirements:
- Properties with fewer than 10 units require at least 1 inspection
- Properties with 10+ units require inspections of 10% of units (rounded)
- Example:
- 11 units = 1 inspection
- 267 units = 27 inspections
The inspector selects units randomly. Shared areas and building-wide components (e.g., HVAC, water supply, sewer, or roof) are always inspected.
Optional Environmental Testing
Older properties (built before 1980) or those with signs of deterioration may require or benefit from environmental hazard testing. This includes:
- Asbestos Testing: Found in insulation, popcorn ceilings, or tile
- Lead Testing: Often in older paint or window frames
- Mold Testing: If moisture, staining, or musty odors are present
