Mold DIY Testing

  • No inspection - collect the samples yourself and drop them off or mail them in.
  • No certification - results are not recognized by many contractors.
  • Report with lab results clearly stating the absence or presence of mold spores and their concentration in each sample in 48 hours from the drop-off time.

Non-Certified Mold DIY Testing

Viable Mold Sample Analysis

  • Used when alive fungi spores need to be identified.
  • Collection method: swab or air trap.
  • Results in 2 weeks.

Viable Mold Sample Analysis

This type of sample analysis is employed when it is required to determine what mold spores were alive at the time of sample collection.

USP 797 sampling technique involves collecting samples by swabbing the surface or trapping air in a special trap and then placing the samples in special containers with culture media (food for the fungi) and Petri dishes. The containers are then placed in a laboratory incubator, allowing any organisms present to grow on the media. The resulting fungi or are subsequently counted and identified. To carry out this method, an Andersen N-6 type impactor Microbial Sampler is used.

Initial/Clearance Inspection NEXT MORNING REPORT Additional Fee

  • An add-on to Initial or Clearance Inspection.
  • Next morning report guaranteed only if inspection is completed before 10 am.
  • Full report with lab results, photos, conclusions and recommendations.
  • Mitigation protocol if mold is (still) present.
  • Scheduling at least one day before the inspection.

Next Morning Report Additional Fee For Certified Mold Inspections

This fee is added to any type of certified mold whenever expedited lab results and report are needed. This fee is accompanied by a higher sample fee which is $95 compared to standard $65.

If the report for a Certified Mold Inspection is needed the next morning, and there will be a total of 3 samples taken, the final fee will be:

  • Base fee - $250
  • Expedited Report Fee - $100
  • Sample fee - 3x$95 - $285
    Total: $635

Next morning report can be guaranteed only if the inspection is completed before 10 in the morning so there is enough time for laboratory tests and for preparing the report. For the same reason, this inspection needs to be scheduled at least one day before the inspection.

Bore Scope

  • An add-on to any mold inspection.
  • Allows to inspect areas hidden from human eyes: behind the walls and above the ceilings.

Bore Scope

Bore scope is a piece of equipment that can be described as a small camera mounted at the end of an elastic hose. The hose can be inserted into a small opening in a wall or ceiling, and it can be manipulated in such a way as to inspect the area carefully.

Bore scope can be used whenever it is necessary to identify if the mold growth is hidden in the spaces that cannot be visually inspected. The inspector needs to make a small opening in the surface. It is done with a drill.

Initial and Clearance Inspection Bundle

  • Unlimited number of rooms/areas.
  • Same day inspection.
  • Full report with lab results, photos, conclusions and recommendations in 24-48 hours.
  • Mitigation protocol if mold is present.
  • No trip charge within the 30-mile radius from downtown Denver.

Certified Mold Initial and Clearance Inspections

There are two separate inspections in this bundle. The initial inspection is to determine if there is mold. The clearance inspection will come into play only if mold mitigation was carried out as a result of the initial inspection.  There are two separate charges for two inspections: initial inspection - $250 and clearance inspection - $200.

In the initial inspection, a trained inspector will collect samples of various types to determine the presence of mold and type of mold spores. This inspection is carried out when mold is not visible but suspected due to the smell or health issues but also when the mold growth can be easily seen and the type of mold needs to be determined.

In the clearance inspection, the inspector will take samples from the areas that previously had been treated/mitigated for mold as well as some air samples to verify the absence of mold spores in the air.

There are three different types of samples that can be taken by the inspector: air, swab and tape lift. Most likely, all of these sample types will be collected during both inspections. The number of samples depends on the evaluation of the inspector and the number of rooms and areas that need to be cleared. The more rooms and areas the more samples need to be taken. In case of air samples, one reference sample needs to be taken outside of the property.

Clearance Inspection

  • Unlimited number of rooms/areas.
  • Same day inspection.
  • Full report with lab results, photos, conclusions and recommendations in 24-48 hours.
  • Mitigation protocol if mold is present.
  • No trip charge within the 30-mile radius from downtown Denver.

What Is a Mold Initial Inspection?

A Mold Initial Inspection is a certified, on-site evaluation designed to determine whether mold is present in the air or on surfaces inside your home or commercial property. At Enviocore, this is the first and most essential step in identifying indoor mold issues and preventing long-term health and structural damage.

Our inspections typically include:

  • Visual evaluation of mold-prone areas
  • Air sampling to detect airborne mold spores
  • Swab testing for visible mold on walls, ceilings, or surfaces
  • Moisture meter readings to find hidden leaks or elevated humidity
  • A comprehensive report with lab results and next steps

Mold can hide behind drywall, under flooring, and in HVAC systems—making professional inspection critical.

Why Choose Enviocore for Mold Testing in Colorado?

We’re not just another restoration company. Enviocore is:

  • EPA Certified
  • IICRC Certified
  • CDPHE Approved
  • BBB Accredited

We provide accurate, fast, and science-backed mold testing services in Denver and surrounding areas. Every test is conducted by trained technicians using calibrated equipment and analyzed by a certified lab.

Our Mold Inspection Process (Step-by-Step)

Here’s what to expect when you book a Mold Initial Inspection with Enviocore:

Step 1: Phone Consultation

We start with a quick phone call to understand your concerns and property history (leaks, allergies, odors).

Step 2: On-Site Visual Inspection

We inspect high-risk areas—bathrooms, kitchens, basements, attics, HVAC systems—for signs of water damage or visible mold.

Step 3: Moisture Mapping

We use moisture meters and infrared cameras to detect hidden damp spots that may be breeding mold.

Step 4: Air Sampling

Air samples are taken to measure mold spore concentrations. Samples are typically pulled:

  • Outdoors (control sample for comparison)
  • Indoors (suspicious areas)
Step 5: Swab Testing

If mold is visible, we take swabs from affected areas. These are cultured in a lab to identify the exact mold species.

Step 6: Lab Results

Samples are sent to a third-party accredited laboratory for analysis. Results are typically available within 24–48 hours.

Step 7: Final Report

We deliver a detailed report outlining:

  • Recommendations for remediation
  • Mold types found (e.g., Aspergillus, Penicillium, Stachybotrys)
  • Spore count comparison
  • Areas of concern

What’s the Difference Between Air Sampling & Swab Testing?

Test TypePurposeWhen to Use
Air SamplingDetects airborne spores, even without visible moldWhen you smell musty odors or suspect hidden mold
Swab TestingConfirms the presence and type of visible mold on surfacesWhen visible mold is growing on walls, ceilings, etc.

We often recommend doing both for a complete picture of the indoor air quality.

Health Risks of Indoor Mold

Exposure to indoor mold can affect health—especially in children, seniors, and individuals with asthma or allergies. Common symptoms include:

  • Sneezing and nasal congestion
  • Skin and eye irritation
  • Chronic coughing
  • Headaches
  • Fatigue
  • Asthma flare-ups

Toxic molds (like Stachybotrys chartarum, aka black mold) can cause serious complications. That’s why early detection is key.

While there are no federal mold standards, many local agencies and insurance companies require mold inspection reports for:

  • Real estate disclosures
  • Tenant health complaints
  • Water damage claims
  • Post-remediation clearance

Enviocore’s certified reports are accepted by property managers, insurers, legal teams, and homeowners across Denver, Aurora, Lakewood, Littleton, Arvada, and beyond.

Common Mold Sources in Colorado Homes

  • Basements: prone to leaks and poor ventilation
  • Bathrooms: constant humidity and shower steam
  • Kitchens: under-sink leaks and poor airflow
  • Crawlspaces: dark, damp, and rarely inspected
  • Attics: roof leaks and poor insulation
  • HVAC Systems: can spread spores throughout the home

Our inspection checks all of these areas—and more.

What Happens After the Inspection?

If mold is found, we’ll provide:

  • A remediation plan
  • Referrals to certified remediation specialists
  • Guidance on preventing future mold growth
  • Follow-up testing (optional) to verify successful cleanup

We never push unnecessary work—our goal is clear, objective, honest results you can trust.

Why Act Now?

Mold spreads fast—within 24 to 48 hours of moisture exposure. The longer you wait, the more it grows, damages, and costs. Inspections are affordable and can:

  • Provide peace of mind
  • Protect your family’s health
  • Maintain property value
